Frederick House Hotel, 42 Frederick Street (Tel: 226 1999). Not strictly a Bed and Breakfast, but we've slipped this one in because it's such good value for money. Located in the centre of Edinburgh this hotel started life as an office block and today boasts five-floors of well-appointed rooms.

Ashdene House , 23 Fountainhall Road (Tel: 667 6026) A top-notch B&B that's just a short bus ride from the city centre. The friendly owners will happily go that extra mile to make sure that you get the most out of Edinburgh .

Bar Java, 48-50 Constitution Street (Tel: 553 2020). The newly gentrified dock area around Leith is the current talk of the town. Bar Java is a trendy (for which you can read 'young') hangout with ten rooms, a bar and a beer garden.

Ignore the myriad of Bed and Breakfasts that vie for your attention as you make your way down Esslemont Road , and make a beeline for Sutherland House. 16 Lynedoch Place (Tel: 225 5507) A smart Georgian terraced house converted into a bed and breakfast. Tastefully decorated, enormous breakfasts and a ten minute stroll into the centre of Edinburgh .

Original Raj, 6 West Coates (Tel: 346 1333) A slice of colonial India brought to downtown Murrayfield. The sizeable rooms are a symphony of colourful silks and dark hardwood furniture, but it's a bit of a trek into the centre of town
